Terms of Use
Last updated: October 3, 2026
These terms cover your use of brazossiteco.com. They’re short on purpose. If anything here is unclear, email me at michael@brazossiteco.com.
Who runs this site
Brazos Site Co. is the business name of Michael, a sole proprietor in Waco, Texas. I design websites for small businesses in Waco and Central Texas. I’m a Baylor student, and Brazos Site Co. is not affiliated with Baylor University.
What this site is for
This site tells you what I do and what it costs, and it lets you ask for a free homepage mockup. Using the site doesn’t create a client relationship. That starts only when we both sign a written agreement. I’ll give you that agreement to read before you pay anything. If this site and a signed agreement ever say different things, the agreement controls.
Prices and offers
- Prices are in US dollars, plus Texas sales tax. Texas taxes website work on 80% of the price; at Waco’s 8.25% rate that’s about 6.6%. Every invoice shows the tax on its own line.
- Founding prices are only for my first 3 website clients. The Chair-Ready Page ($350) isn’t part of that count. The site shows how many founding spots are left, and I update that count by hand.
- Each price covers what’s listed for that package. Anything more, I quote in writing before I start.
- Prices and offers can change. Your price is locked once we both sign.
- If a price on this site is ever wrong because of a typo, I’ll tell you before you sign. The price in your signed agreement is the one that counts.
- I’m only able to take on a few projects at a time. I’ll tell you honestly if I can’t fit yours in.
- Referrals. When someone a referral partner sent me becomes a client, I may pay that partner a $100 thank-you. It never changes your price, and if it applies to you, I’ll tell you in writing before you sign.
How my promises work
My published terms are short. Here’s how each part works. The client agreement has the full details.
- Free mockup. You see a mockup of your homepage before you pay anything, and you don’t have to hire me.
- 50% after you approve the mockup, 50% when you approve the finished site. Your site goes live after the second payment.
- Full refund until you approve the first full draft. The first full draft is every page built with real words and photos, shown at a private link. When I send it, I ask you in writing whether you approve it. Until you say yes, you can cancel and get your whole deposit back, tax included, with no card fees taken out. After you approve it, I keep the deposit for the work done if you cancel, you don’t owe the second half, and you keep the words I wrote and the photos I took for you.
- Live within 14 days, or your first month of Care is free. The 14 calendar days start the day after the last of these: you approve the mockup and pay the deposit, we have our content call, and we finish photo day. The clock pauses while I’m waiting on you for something I asked for in writing. “Live” also counts if the site is finished and waiting only on you, like your final OK or payment. Things neither of us controls, like severe weather on photo day, a serious illness or an outage at Google or the hosting company, push the date back by the time lost. If I miss it: your first month of Care is free, or $49 off Get Found, or $49 off your final payment if you don’t want a plan. You don’t have to ask; I apply it myself. The free month never turns into a paid plan unless you chose one. For the Chair-Ready Page, it’s 7 days.
- Very late? Full refund. If your site still isn’t live 30 days after your target date (with the days counted the same way), and the delay isn’t on you, you can cancel and get back everything you’ve paid. That holds even after you’ve approved the first full draft.
- In your name. Your domain, hosting and Google profile are in your own accounts. I’m added as a helper, and you can remove me anytime.
- Stop the monthly plan and your site stays up. Plans are optional and month to month. Billing starts at launch, and only if you chose a plan in your signed agreement. Cancel by text or email. Your plan runs to the end of the month you’ve paid for, and there’s no cancellation fee.
The free mockup
- Asking for a mockup is free, and you don’t have to hire me.
- Send only information you’re OK with me using to make your mockup. You still own it.
- If you don’t hire me, I won’t publish your mockup or show it to anyone else with your name, photos or logo on it.
Example designs
The example designs on this site are labeled “Example design · made-up business.” The businesses, names, prices and photos in them are made up to show what a site could look like, and the photos and artwork are AI-generated. None of them is a client’s site or job. Examples show no customer reviews; a real site only ever shows real reviews, quoted word for word.
No promises about results
I promise the work in our written agreement. I don’t promise search rankings, calls, leads, sales, or where a business shows up on Google or in AI tools. If this site quotes a statistic, it names the source next to it.
Google and other companies
Google Business Profile is a free service from Google. My fee is for my time and work. I’m not affiliated with Google, Cloudflare or any other company named on this site, and their names and logos belong to them.

My content
The words, design and images on this site belong to me (Brazos Site Co.) or are used under license or with permission. Please don’t copy them for your own site. Linking to any page here is fine.
Using the site fairly
Please don’t:
- send spam or fake requests through the contact form;
- try to break into, overload or copy the site in bulk, or use the website check against sites you have no reason to test;
- use the site for anything illegal.
Links to other sites
Some pages link to other websites. I don’t control those sites and I’m not responsible for them.
The legal basics
- This site is provided “as is.” I work to keep it accurate and running, but it may have mistakes or go down sometimes. The website check gives a quick, automated reading of one public page; it isn’t a full audit.
- To the extent Texas law allows, I’m not liable for losses that come from relying on general information on this site or from the site being unavailable. This doesn’t limit any right Texas law says can’t be limited, and it doesn’t change a signed client agreement.
- Texas law applies to these terms. Where the law allows, any dispute goes to the courts of McLennan County, Texas.
- I may update these terms. The date at the top shows the latest version. A change never affects an agreement you’ve already signed.
Privacy
How I handle what you send through the form is explained in the Privacy Policy.
